Pricing
The single most important factor to consider when selling a house is the home price tag: how much your house is worth. You don't want to overprice the house because you will lose the freshness of the home's appeal after the first two to three weeks of showings. On the other hand, don't worry about pricing it too low because homes priced below market value often will receive multiple offers, which will then drive up the price to market. Pricing is all about supply and demand. Its part art and part science and no two agents price property the same way. De-Clutter

Presentation is everything. Buyers are attracted to neat & tidy homes and removing all clutter from countertops, tables and rooms will grasp the buyer’s interest rather than make them run for the door. Remember, less is much better when preparing you home to sell.


 

De-personalize

You are selling a space. You are not selling decoration; you'll want to take all the pictures and collections down. Buyers can’t see past personal artifact, and you don’t want them to be distracted.


 

Brighten up your house

Make sure everything is light and bright. Any old or out of date curtains should be brought down along with any heavy curtains, and old or broken blinds. Allow plenty of light to come in the house. The more light, the better.


 

Colors

Re-think your color choices. You might like a color, but the buyer may not. If there are a lot of dark colors or bright colors in the house consider neutralizing them with beige or taupe, use very inviting and warm colors.


 

Remove Furniture

Almost every home shows better with less furniture. Remove pieces of furniture that block or hamper paths and walkways and put them in rental storage. Remove extra furniture from your living room and dining room to make the rooms appear larger. Leave just enough furniture in each room to showcase the room's purpose and plenty of space to move around. You don't want buyers scratching their heads and saying, "What is this room used for?"


 

Make it Sparkle

Scrub down your house from top to bottom. The kitchen and the bathrooms are the most important, make sure they're clean and all the light bulbs and broken accessories are replaced. The following are some tasks to consider: wash windows, shampoo rugs, wax the floors, dust furniture, ceiling fan blades and light fixtures, and even re-painting a faded wall will greatly enhance your home and appeal to buyers. Make sure your house smells good. Odors are a no-no. Using mildly scented candles and fresh flowers on the tables will help do away with many undesirable odors.


 

Clean up the greenery

First impressions are crucial. When a potential buyer drives up they immediately decide if they like or dislike your home. If the outside doesn’t look appealing, they're going to think the inside looks just as bad or worse. You want to bring them in, not send them away. Picture yourself as a buyer. If you can’t see the house due to lack of landscaping or clutter, you are not coming in. You want your house to appeal to all buyers: a single person, married couple, families with children, elderly etc. So clear out the clutter and clean up the greenery. If you see dead trees, long and dry weeds take them out clean the area and plant new flowers. The toys and accessories that are lying around pick them up put it away. It's all about curb appeal; little things go a long way.
